What To Do Before, During, & After Tenant Turnover

If you were lucky, a majority of your tenants decided to renew their leases and stick around for another year. If you weren’t so lucky, the dreaded tenant turnover process is right around the corner. While the anxiety of getting one group of tenants out, and another group in may be keeping you up at night, there are definitely things you can do to make the process easier on yourself.

Here are a few things you should make sure you’re doing before, during, and after tenant turnover:

Before Turnover

Once you get the notice that your current tenants don’t plan to renew their lease, you may be thinking of all the things you’ll need to do during turnover. What you should be thinking about are things you can do before move-out to make turnover easier.

Here are a few proactive things you can do before your tenants move out:

  • Confirm move-out date and time with tenants
  • If not already rented, start advertising rental (on College Pads)
  • Deliver move-out instructions
  • Conduct preliminary move-out inspection with tenants
  • Start scheduling maintenance
  • Order supplies for turnover
  • Final walkthrough

During Turnover

As soon as your old tenant turns in the keys, the race is on to get the rental in tip-top shape before the next tenant moves in.

Once you have successfully turned over your rental and have new tenants in, it’s time to take a breath and relax a bit. But that doesn’t mean your work is over.
