Generally speaking, turning over a rental property takes a landlord or property manager between 9 to 10 days. But with a little planning, you can easily streamline the turnover process and get it ready for the next round of tenants, saving you time and money.

Here are 5 easy tips for streamlining rental turnover:

Tip #1: Communicate With Tenants

One of the best things you can do to streamline your turnover process is by talking to your tenants. How does talking make turnover faster? Well, by staying in touch with your current tenants, you can: remind them of their upcoming moveout date, provide them a moveout checklist, and see if they have any maintenance requests. 

Tip #2: Stay On Top Of Maintenance

By staying on top of your tenant maintenance request year-round, you can avoid doing a year’s worth of maintenance in 2 weeks. 

Tip #3: Make A To-Do List & Schedule

Making a to-do list of things you need to accomplish during turnover will help you stay on task. After you’ve made your list, make sure to assign due dates for each project. That way you’re not wrapping up painting when your new tenants are about to start moving in.

Tip #4: Take Stock & Supply Up

The last thing you want to be doing in the middle of a turnover project is running back and forth to the hardware store for more supplies because you weren’t prepared. By taking stock of what you have and what you need, you can have all supplies you need BEFORE starting the turnover process.
