The average college student has a lot of monumental decisions to make, from deciding which bio lecture they want to take to what toppings they’re going to order on that two a.m. pizza. All of these decisions might be crucial aspects of life on campus, but none of them can make or break a college experience like choosing a place to live.

To help make that choice a little easier, we ran through a list of apartments near WVU and property management companies near the West Virginia campus and settled on the ten best landlords in Morgantown based on their Google reviews.

Jewelman LLC

Jewelman has operated for over three decades in Morgantown and features tons of houses and apartments right by campus. The houses are all completely remodeled and refurbished, with bedroom counts as high as eight. Jewelman makes it incredibly easy for students to live in a community amongst other students and be able to enjoy a short walk to campus.

Domain at Town Centre

The Domain is another fully-furnished behemoth with luxury living probably better than you have it back home. Featuring the largest resort-style swimming pool in Morgantown, you can take a dip and paddle right up to their swim-up bar—apparently Morgantown is the new Miami, and we’re totally okay with that. The property also has a dog park, so even your furry friends will feel right at home. Its location a few miles away from campus isn’t a bother either, as they have a private shuttle to and from the property.

“This will be my second year living at The Domain, and I absolutely love it! Maintenance is ALWAYS quick (Even to change a lightbulb)! Parking is always plentiful. The staff is SO helpful. The pool is wonderful in the summer, and the parking lot and sidewalks are scraped and salted in the winter. Plus, the view is the best in Morgantown!”

State on Campus

State on Campus is another beautifully designed, fully furnished, all-inclusive living experience for students who are looking for an on-campus location with an off-campus feel. If the community amenities weren’t enough to make you want to sign a lease, your monthly rent payment includes all utilities (even the Wi-Fi), which is a real lifesaver—us college students might be a smart bunch, but we’re not always the best at adulting #WeTry.

“I lived here before and am moving back again because it was the best apartment complex I have lived at in Morgantown. The staff is wonderful, and they have really good customer service.”

The Ridge

Campus Park at The Ridge offers fully furnished student living with everything you can ask for and more. Feel free to leave that bag of quarters at home; each apartment comes with a full-sized washer and dryer. The complex even has a Mac Lab so you can work hard, study hard and take pictures in photo booths with your BFF’s. Want to head downtown but don’t want to walk or call an Uber? Just take their complimentary shuttle and turn that walk of shame into a ride of pride.

“Living at The Ridge is a wonderful college experience. The shuttle service is great. I am ALWAYS on time to class due to their online tracker. The office staff is very knowledgeable and outgoing making it a great environment to live in! I would 100% recommend this place to anyone looking for housing.”

Bon Vista

Despite its city location, Bon Vista’s country feel provides the complex with a unique charm that’s unmatched in Morgantown. Overlooking the rolling hills of West Virginia, the spacious apartments are ideal for college students and young professionals looking for a quiet and peaceful setting. Oh, and if you sign a one-year lease, you get a $250 Kroger Card, which can buy you enough ramen noodles to last the entire semester.

“These are very well-maintained apartments both inside and outside. Fumigation is done very regularly depending on the season of course. Maintenance guys are friendly. Maintenance is done within 24 hours after submitting a request. The place is very safe to live. It is on the bus line.”

Campus Evolution Villages

Campus Evolution village promises you one of the best experiences you will have in your college career, and they surely deliver. Residents report that the apartments are clean upon move-in and the staff is always friendly. Best of all, the complex features a fully equipped clubhouse and enough outdoor activities—including a hot tub, sand volleyball pit, and basketball court—to help you stave off your freshman 15.

“I was a graduate student who stayed here for three months over the summer and had no issues. Very clean, modernized room with very welcoming and nice office staff. Pool and weight room were also nice. Felt very safe here. Would recommend.”

Copper Beech Townhomes

Spacious floor plans, gorgeous exteriors, and weekly social events make Copper Beach the desired spot to live in Morgantown. The lounge area and sundeck provide residents with the comforts and conveniences of on-campus living, with all the freedom of not having an RA coming by every five minutes.

“I love copper beech!! I love the layout of the townhomes, and I love the amenities they provide! Maintenance has always arrived in a timely manner when we needed them, and I haven’t been assessed any extra fees!! I love that we get free cable and that the utilities are through the residents and not the landlord so that I know my price is the actual price.”

West Run Apartments

West Run offers fully furnished, 2-4 bedroom apartments located just minutes from campus and the Suncrest Town Centre. The layouts are spacious, and the amenities leave little to be desired. From a poolside fire pit to a fully-equipped fitness center, you’ll have everything you’ll need right outside your front door.

“West Run Apartments are a great place to live especially for students. The size of the rooms and the living room is large and wide compared to many places in Morgantown. The staff is friendly and very helpful in anything that they can help with. I lived here for one year, and I like everything about this place from the gym area, the swimming pool, the apartment, and all the available amenities. This year will be my second year living here, and if I am still in Morgantown next year, I will continue living in West Run.”

Mountain Valley

Mountain Valley wants you to evolve the way you live. It’s sort of like how Pikachu needs a Thunderstone to become Raichu; you need Mountain Valley apartments to become the best version of yourself… or something like that. The building is tucked away from the hustle and bustle of High Street, and the sparkling pool and indoor basketball court will keep you happily occupied when you’re not in class.

“Have lived here three years and just renewed for another. It is very well kept, and other residents are friendly and helpful.”

The Lofts

The Lofts are contemporary looking apartments with a variety of features that the modern day student craves. A clubhouse, community events, a tanning salon and a swimming pool are just a few of the things you get to enjoy at The Lofts. Do you know what else you get to enjoy there? Having a keypad bedroom entry so you can feel like a spy even when you’re just on your way to binge Netflix via their complimentary Wi-Fi.

“The Lofts is the best place to live in Morgantown. It is under new management now. The price is the best for what you get! I would recommend anyone live there! The staff and maintenance crew is very helpful and friendly! The busses are always reliable and are very convenient!”

Metro Property Management 

With the largest selection of off-campus apartments and townhomes for students, you can bet Metro Property Management has the perfect rental for you! With so many great spots it might be hard to choose, but no matter which one you got with it’ll be a great choice. All of their amazing properties have furnished units and utilities are included in your rent so forget about having to keep up with multiple bills and writing several checks. On top of that, you’ll get free parking and guests will have their own spot too!

Gee Properties

Specializing in off-campus housing for WVU students, Gee Properties is the place to go if you’re looking for a great pad near campus! Owner Mike has been in the biz for years and knows a thing or two about what students are looking for. Prospective residents can choose from over several units in both apartments, duplexes, and houses. Units range from one to nine-bedrooms, and many include parking, appliances, on-site laundry, 24-hour maintenance, and many paid utilities!

“I was happy the year I rented from Gee Properties. Mike was always easy to reach even if it was after business hours. My apartment was nice but the location was the best part, I could easily walk to class and work downtown. “
