Starting an off-campus housing search can be a bit intimidating, especially if it’s your first rental. From finding affordable rent to making sure utilities are reasonable, and maybe the most important, finding a great landlord can be a long journey.
Lucky for you, we took some of the work off your shoulders (a lot of it actually if you head to our SDSU off-campus housing map page after reading this) and found the top 10 landlords near San Diego State. We dove into hundreds of reviews to bring you the best options in town.
The College View Apartments (CVA) are taking away our number one spot with a 5-star rating. CVA is incredibly close to campus, with spacious units. Serpil says, “The location is great, almost on the campus! The flat is enough clean, rooms are big, large windows and cabinets etc. are all good. There is a furnished option available.”
Not only do the tenants love CVA, parents do too! Lucky says, “I was looking for an apartment for my daughter who is attending SDSU. Upon my arrival at CVA I met the Resident Manager Heidi Morgan, she was an absolute delight. She gave me all the info I was looking for and was very knowledgeable in regards to the complex and surroundings.”
2. Property Management Executives (4.8)
Coming in at number two are the Property Management Executives. They started up in 2002, and strive to provide the best rent option for their tenants. Mac says, “Awesome property management company! As a renter, they make it very easy and convenient to pay the rent. Any problems were taken care of in a timely manner.”
Another tenant says “I honestly can’t say enough good things about Chris Bump and Property Management Executives. I’ve been renting one of the condos he manages for more than two years and my experience has been nothing but positive
Taking the number three spot is Paseo Place, a luxury student housing option for SDSU! Located close to campus with tons of great amenities, Paseo Place tends to be a popular place for students. One student said, “The units are really nice the staff is great! The maintenance guys are the best and are always on top of things. They always have events with free food too.”
Another tenant said, “Great place to live. Apartments are well maintained. Staff is friendly and always willing to help. Not to mention it’s convenient location next to campus. Lived here for two years and thoroughly enjoyed my stay.” We also saw a review saying there was a great sushi joint right below the apartments, so do with that what you will.
At number four we have College Campanile. These are student apartments that are close to campus and tons of restaurants. If you choose these apartments you can enjoy an outdoor pool, large closets, and even get a cat if that’s your thing! They’ve received tons of 4 and 5-star ratings from SDSU students and are a hot spot in town.
Utopia Management is sliding in at number five on our list. They are a full-service property management company in San Diego. They have a wide range of housing options from condos to apartments. Katelynn says, “I have lived in a location managed by utopia and they have always addressed our issues in a timely fashion. Very easy to communicate with via the web and by phone.”
Another tenant says, “I highly recommend Utopia Mgmt in San Diego. They have great customer service and are very friendly and flexible. Aaron is a great person and has helped make things a lot easier for me through the process.”
The Pravada Apartments are located just minutes away from SDSU and offer some pretty sweet amenities like a heated pool. Karan says, “I love living here! It’s quiet, clean and well maintained. More than that though the people working here are conscientious, pleasant and they truly care about taking care of the residents. I’ve never had a negative interaction with any of them.”
A lot of the reviews for Pravada gave love to their maintenance department. Seems like tenants don’t need to wait long for service, which is huge for the less-than-handy college students. One tenant says, “This review is for the maintenance dept here at Pravada. They are outstanding! I have never had to wait long when I have called in a work order. They always complete their work in a professional manner.”
Rancho Mesa Properties are coming in seventh on our list. This is a family-owned company that owns tons of properties in San Diego. One tenant says, “Gordon Carpenter was probably the best property manager we have ever worked with. He addressed all of our concerns and needs not only efficiently, but effectively.”
8. Avalon Fashion Valley (3.8)
Avalon Fashion Valley is rolling in at number eight on our list. These luxury apartments are fairly close to campus and offer a lot of great amenities. Jeffery says, “Great community with a friendly staff. Location is perfect for food, entertainment, and ease of transportation routes.”
Another tenant says, “Beautiful place to live! Kara in the leasing office was extremely helpful and made sure that I not only found the perfect apartment but also that my move in experience went smoothly.”
Blvd 63 are luxury student apartments located in the San Diego State University area. They offer great amenities like a resort-style pool, spa and more. One tenant says, “Best place to live near SDSU.”
Guy says, “Probably the best college apartments to live in the area. It comes furnished with everything you need. Nice Pool, Workout room, and people! I am a transfer student so I missed the whole “Freshmen college dorm” experience and meeting new people. This place is catered to making new friends and having a good time. Staff is friendly and very responsive to maintenance requests. Would definitely recommend this place if you are a college student looking to live nicely while going to school.”
Sterling Alvarado takes our number 10 spot. These luxury student housing options come with plenty of amenities to keep a student happy. One tenant says, “I’ve lived at Iconic for 2 years and just signed for another year. It is the best place to live if you go to SDSU. The trolley is across the street, they have free internet and a 24hr gym. It is convenient and rent is reasonable for everything you get.”
Another tenant says, “The entire entity is a pretty nice set-up. For being a location geared towards college students, it has been mellow my whole time here so far.”
