Growing up you probably couldn’t wait to be an adult, no rules, or anyone telling you what to do. Well, you finished high-school and it’s finally time you get that freedom you’ve waited your entire life for. Like most college students do, you probably spent your first year living in the dorms and you actually didn’t get as much “freedom” as you thought.
Sharing a room with a messy, loud snoring, roommate who always thought she could bring her boyfriend over into your shared closet-sized room probably wasn’t what you had in mind. Or how about not being able to play your music loudly or the big bad RA would pay a visit to your dorm room. Well, you paid your dues and now it’s finally time to sign a lease on your first place where you are in-charge. With so many options and it being your first time, you’re going to want help to find that perfect place you’ve always dreamt of. Luckily for you, Rent College Pads has got you covered!
Here at Rent College Pads, we sat down and searched through all of the Greeley off-campus housing options for students attending the University of Northern Colorado. After reading hundreds of reviews, we came up with a list of the top landlords in the Greeley area making your decision on where to live a little easier.

Big Bear Properties (4.7)
Kim and her team over at Big Bear Properties know exactly what students want when they are searching for their next place. Especially since some of the folks over there are graduates of UNCO and where do you think “Big Bear” came from? Of course, this company modeled their named after the UNCO mascot Klawz the bear. We all know that the majority of students prefer to live in a house (did somebody say house party?) versus an apartment and Big Bear Properties offers students some of the best pads around town!
With over 250 different houses available in the area there are so many options to fit anyone’s taste and budget. Many of these houses are within a short walking distance to campus so there’s no reason you can’t make it to at least 50% of your classes on time. Making it easier for students, it’s not uncommon for utilities to be roped into the rent price. Make sure you jump on contacting Kim quick, her houses fill up every year and it’s not surprising after reading reviews and everyone is in agreeance that they, “love the Big Bear crew!”
Royal Gardens Apartments (4.2)
The Royal Gardens Apartments are a beautiful apartment community tucked away just minutes from the UNCO campus. Offering studios, one, and two-bedroom units that come with all new appliances. Being that Greeley is a bit spread out it is nice that this community provides easy access to the freeway and resident Karen said she, “Loves that most stuff is 5-15 minutes away.” Campus is about a 5-minute commute so all you need to do is roll out of bed and walk to the corner and jump on the bus to campus.

Each unit comes fully furnished so it saves students (parents) some money and hassle.
Cable is included with your rent and when you run through all the Netflix and Hulu shows you can rent DVDs or video games from the University Flats library. Invite your friends over for a game night and use the club room that has free WI-FI and an Xbox and Wii to use. Gather up a team and play a few games of b-ball or volleyball at on of the courts. With so much to offer it’s easy to forget that you are here for school. Location, location, location! Coedhause Apartments are, “literally across the street,” so it’s ok if you press that snooze button a few extra times in the morning. The complex is even closer to the UNCO campus than some of the dorms. Jared and Heather have owned and managed Coedhause Apartments for over 10 years now and both are UNCO alumni so you can bet they know exactly what the students want.
One resident, “Encourages anyone to stay here. The owners keep the place nice and are always willing to go the extra mile for the tenants.” Most utilities are included in the rent price and all tenants receive free street parking. This saves students $200.00 from not having to buy a UNCO parking pass, think of the savings! That’s like 200 dollar menu items. The owners even have a few houses they also manage around campus so if apartment living isn’t your style, check out their houses.
Sterling Heights (3.6)
Located just minutes away from campus and all the Greeley hotspots, Sterling Heights is the perfect place to be just close enough to everything while still giving residents a quiet community. Sterling Heights recently did a total remodel and all the units have been renovated with granite countertops, stainless steel appliances, and dishwashers! Gone are the days where your dishes pile up and you can’t even see your sink and you and your roommate avoid all eye contact when you’re in the kitchen together. Tenants also have access to the 24-hour fitness center and the community clubhouse. With so much to offer you may even forget that school is actually a thing.
Gateway Place Apart (3.6)

After a long day of classes, you can relax at the community pool and hot tub. The sauna is a perfect place to go sweat out your hangover every Saturday morning. A volleyball court, dog park, and free DVD video library rental are just a few other things Gateway Place offers their residents. I could seriously go on and on, but I won’t.
